Metal Roofs: Pros and Cons

Considering the installation of a metal roof? What are the pros and cons of residential metal roofing? And the average price? Here are a few things you should know before you have your new roof installed.

First, let’s talk about the advantages

  1. The expected life of a metal roof far exceeds that of asphalt or shingles. Warranties vary anywhere from 20 to 50 years. With asphalt or shingles, you can expect roof repair in less than half that time.
  2. Metal is easy to install. Since metal roofing panels are relatively lightweight, a good contractor can install these quickly.
  3. Most material is fire resistant. Make sure you know the fire rating of the material your roofer uses. This not only includes the top layer but the materials beneath the surface. Most metal roofing material has a superior, “A” rating while wood shingles carry a “C” rating.

 

And now, the disadvantages of metal roofing

  1. Upfront cost can be prohibitive. Since metal roofing lasts for a long time, you may very well save money over the life of the project. However, since the cost can run between $125 and $500 per 100 square foot unit, that can get expensive.
